Why should I Stage my house?

With so much inventory on the market today, qualified Buyers have the upper hand!  Buyers are sitting on the fence and holding out for their dream home at a bargain price.  If you want your "used" house to be listed at or near new construction prices, your home HAS to show like new construction.

Do you have wallpaper in the Kitchen and Bathrooms? Worn and stained carpet?  Allowances are not the answer.  If your house isn't in move-in condition, Buyers will move on ... to your competition.

Why should I spend money on a house I am trying to sell?

You have a much better chance of negotiating a lower commission with your listing agent when your home is Staged.  Since a Staged home typically sells faster, the agent will spend less money marketing the property.

Realtors put in a lot of time, effort and expense when they list a home. Sellers who show commitment to the process make their jobs easier.  If the house takes less time, effort and expense to attract offers, the Realtor should be willing to take a lower commission to acquire the listing.

The investment in Staging is only a fraction a typical Realtor commission.

Why shouldn't we just list the house and see how it goes, then Stage if we don't get any offers?

As a buyer, what do you think when you see a house that's been on the market for 6 months or more?  Are you going to put in a full price offer, or you going to low-ball?

The money you think you are saving by putting off Staging will be lost in equity and offers.  Why take that chance?

The value of hiring a team of creative people who are passionate about Staging is two-fold:

  • First, the work of preparing your house to the public is done in a few hours. Your evenings and weekends will remain your own.

  • Second, a Staged house is easier to show. With fewer items around, there is less to pick up, even with short notice.

Staging is more than taking down photos and packing collections. It goes far beyond that.

We showcase a home. Buying a house is usually an emotional decision. We want to "Wow" Buyers from the Foyer all the way to the Laundry Room.

Staging is all we do. It's all we think about. Plus, we are fully insured.

Use Staging as a way to set yourself apart from the competition. If the photos you post online of your property are not compelling, buyers won't be moved to visit it in person.
Buyers let their fingers do the surfing. You want them to click, PRINT, and visit.

Ask your accountant if you qualify to deduct your
Staging investment from the capital gain on your house.

I'm not convinced.

If you are serious about selling your house, you need to be serious about preparing your home for sale if you expect to get top dollar. Buyers have so much to choose from, it is up to YOU to entice them to make an offer.

Traditional school of thought says, if you haven't received an offer in XX days or XX showings, you have to lower the price. Some Realtors even say they can sell anything, if they lower the price enough.

Before you cut thousands of dollars off your asking price, consult an ASP Stager.
